Keypad, app, or both
A keypad deadbolt with no connectivity is the cheapest and most reliable option. You program codes at the lock, guests get a code in their check-in message, and nothing depends on Wi-Fi. The downside is you must be on site to change codes, which is fine for a long-term rental and painful for a short-term one.
A Wi-Fi smart lock adds remote code management, activity logs and integration with booking platforms that generate and expire codes automatically per reservation. For a short-term rental that's the setup that removes the most work. It needs decent Wi-Fi at the door and batteries that get changed on schedule. Bluetooth-only locks sit in between: app control when you're within range, no remote management unless you add a bridge.
Salt air is the real enemy
Within a few blocks of the water, plated finishes pit, keypads corrode, and cheap motors seize. Look for a lock with a stated weather or ingress rating, a solid brass or stainless exterior, and a rubber gasket between the keypad housing and the door. Physical button keypads tend to outlast touch panels near the beach. Retrofit locks for condos and HOAs
If your building or HOA controls the exterior hardware, a retrofit smart lock replaces only the interior thumb-turn and keeps the existing deadbolt and keyway outside. The door looks unchanged from the hallway, guests use the app or a small keypad, and the HOA has nothing to object to. Common in the condo towers downtown and around UTC.
Why installation decides whether it lasts
A smart lock puts a small motor where your hand used to be, and the motor can't force a bolt the way you can. If the strike is misaligned or the door sags in summer, the lock strains, the batteries drain in weeks and the motor eventually fails. That's the difference between a lock that runs for years and one you're replacing in a season.
Setup habits that prevent 2 a.m. calls
- Put the door code in the check-in message and in the listing's arrival instructions. Guests don't read either, so put it in both.
- Give your cleaner and your co-host their own permanent codes. Never share the owner code.
- Keep a spare physical key in a coded lockbox somewhere that isn't the front door.
- Change batteries on a calendar, not when the lock starts beeping.
